Timing

These days the marketing process is far more sophisticated, and the issues of the best time to sell may be less critical. Buyers for good quality property can generally be found all year round. However, there are some important points you may wish to consider.

If your property is located in one of Melbourne’s bayside suburbs our research indicates that spring and summer months produce superior results, particularly October and February. In major centres, avoid the Christmas holiday period between 20th December and 10th January. Conversely, this same period can be the best time for a sale of property in tourist areas.

The time required to sell accurately priced property will typically vary between two and six weeks. Before the actual marketing begins, we advise vendors to allow an additional two weeks to prepare the property and the marketing material.

Presentation

E.O.I. (Expressions of Interest) is a unique method of sale whereby a property is available for a specified time frame (usually between 2 – 4 weeks). Buyers are able to make an offer before, or at the closing date (unless sold prior to) sealed and in confidence.

The main purpose for selling a property via Expressions of Interest is to allow sufficient time for a buyer to carry out all their investigations and make a timely and informed decision on a property prior to purchasing it. It also gives the Vendor flexibility to obtain true market indications along with allowing them the best opportunity to secure a sale that is most suitable to their specific requirements.
