So you’ve decided to sell your property?
These days the marketing process is far more sophisticated, and the issues of the best time to sell may be less critical. Buyers for good quality property can generally be found all year round. However, there are some important points you may wish to consider.
If your property is located in one of Melbourne’s bayside suburbs our research indicates that spring and summer months produce superior results, particularly October and February. In major centres, avoid the Christmas holiday period between 20th December and 10th January. Conversely, this same period can be the best time for a sale of property in tourist areas.
The time required to sell accurately priced property will typically vary between two and six weeks. Before the actual marketing begins, we advise vendors to allow an additional two weeks to prepare the property and the marketing material.
First impressions do count. The way that you present your property can be what makes the difference between receiving an average price or a great price.
With Meadows Partners by your side, helping with advice on all aspects of the preparations, you can be confident you are maximising the potential of your property.
Buyer turn-offs include:
- Animal, cigarette or strong food odours in the house
- Evidence of damp or moisture in walls
- Doors, windows or gates that stick
- Cracked glass
- Stained carpet
We believe presentation is so important. We offer our clients the services of an interior decorator who will advise on how to improve presentation in the quickest, cheapest way.
For vacant properties, we recommend leasing decorator furniture for the period of the sale. Advice on the best type of furniture can be given by our stylist.
Method of Sale
When it comes to selling your property, there are three popular methods from which to choose. Each has its own advantages, so it is advisable to speak to your agent about the benefits of each, and the method that they recommend for your property.
- Private Treaty (Sale)
- Public Auction
- Expression of Interest
We successfully utilise all of these processes.
Works best when there is a difficulty determining the value of a property. Offering a price range may be more practical, and buyer competition can drive the price up. Before submitting your property for sale by auction, research the success of each company’s auctioneers: a skilled auctioneer can add significantly to the final result. You’ll find none better than the auctioneers at Meadows Partners.
This process involves marketing your property as if you were going to auction, but without the auction deadline. Normally, vendors will set the sale price. Your sales consultant will conduct open-for-inspections and private buyer appointments.
Expression of Interest
E.O.I. (Expressions of Interest) is a unique method of sale whereby a property is available for a specified time frame (usually between 2 – 4 weeks). Buyers are able to make an offer before, or at the closing date (unless sold prior to) sealed and in confidence.
The main purpose for selling a property via Expressions of Interest is to allow sufficient time for a buyer to carry out all their investigations and make a timely and informed decision on a property prior to purchasing it. It also gives the Vendor flexibility to obtain true market indications along with allowing them the best opportunity to secure a sale that is most suitable to their specific requirements.
